Assessement & Taxation
Property Assessments
Every four years, the Saskatchewan Assessment Management Agency (SAMA) completes a revaluation of all properties. In the 2025 reassessment, the overall property assessment for the Town of Eston increased by 13.3%.
Each spring, Assessment Notice are sent . This notice outlines the classification, exemption status, and assessed value of your property, based on SAMA's data.
You can view your property’s assessment details at any time using SAMAView.
If you disagree with the assessment—such as the classification, exemption, or valuation—you have the right to appeal. Appeals must be submitted before the assessment roll closes.
For full details on how to file an appeal, please visit SAMA's Assessment Appeals page.
Property Taxes
Property tax notices are typically mailed out in May each year. This notice outlines the amount of taxes you owe, which is based on your property's assessment and the mill rates set by both the Town of Eston and the Ministry of Education.
Your notice will include a breakdown of taxes for each property you own and show how the funds are allocated between the Town of Eston and the local school division.
Please note: You cannot appeal your Tax Notice. Appeals can only be made on the property assessment, not the tax amount.
Taxes are due by December 31 each year. Late payments are subject to interest penalties.
Early Payment Discount: If your taxes are paid by June 30, you will receive a 2% discount.
Understanding Property Tax Tools
Property taxation uses a combination of tools to determine the total amount owing:
-
Base Tax: A flat amount applied to all property classes to help cover essential municipal services.
-
Minimum Tax: Applies to residential properties with a taxable assessed improvement value of 69,760 or less and commercial properties with a taxable assessed improvement value 41,055 or less.
Properties below these thresholds will pay the minimum tax rather than a calculated mill rate amount.
-
Mill Rate: Applies to all properties with a taxable assessed improvement value above the minimum tax thresholds and all land. Example:
Taxable assessment x Mill Rate/1000 = Initial property tax
| Tax Tools | 2023 | 2024 | 2025 | 2026 |
| Residential Base Tax (land) | $1240 | $1300 | $1390 | $1340 |
| Commercial Base Tax (land) | $1240 | $1300 | $1390 | $1340 |
| Ag. Base Tax (land) | $400 | $400 | $400 | $400 |
| Minimum Tax (improvements) | $645 | $645 | $645 | $700 |
| Mill Rate (land & improvements) | 9.6 | 9.7 | 9.6 | 9.8 |
The school mill rate decreased in 2025 for all property classes.
| Property Class | 2024 | 2025 | 2026 |
| Residental | 1.42 | 1.07 | 1.07 |
| Commercial | 4.54 | 4.27 | 4.27 |
| Agricultral | 6.86 | 6.37 | 6.37 |
